What does selling cost in Dubai?
For most sellers, two items: broker commission, commonly 2% of the sale price plus 5% VAT on the commission, and the developer’s NOC fee of AED 500–5,000. If the property is mortgaged, add an early-settlement fee of at most AED 10,000. The 4% DLD transfer fee is customarily paid by the buyer. The full table is below.

Selling an apartment at AED 2,000,000
No mortgage on the property. The arithmetic, written out:

If the property were mortgaged, the early-settlement fee would come on top: 1% of the outstanding balance or AED 10,000, whichever is lower.
At this price the buyer customarily pays the DLD transfer fee of 4% (AED 80,000), the trustee office fee of AED 4,000 + VAT and the AED 250 title deed issuance. Both sides can agree a different split in the MOU.

Before transfer, the developer issues a no-objection certificate confirming there are no outstanding service charges. The fee is typically AED 500–5,000, paid by the seller. The exact amount depends on the developer.
What does it cost to sell if I still have a mortgage?+
The early-settlement fee is capped at 1% of the outstanding balance or AED 10,000, whichever is lower. You also need a liability letter from your bank, which typically takes around 2 weeks to issue.
