What actually drives apartment prices in Dubai
An apartment is priced by its tower first and its square footage second. These are the four factors we weigh before we put a number on yours.
01 · The building
Two identical layouts can sell at different prices in towers a street apart. Buyers price the lobby, the elevators, the state of the common areas and how the owners association runs the tower. A well-managed building defends its value.
02 · Floor and view
A clear water or Burj view carries a premium over a partial view of the same skyline, and higher floors usually help. The premium is never linear. That is why we price from closed transactions in your tower, not from a formula.
03 · Service charges
Investor buyers calculate net yield, and the annual service charge per square foot goes straight into that math. A high charge does not stop a sale, but it belongs in the pricing conversation from day one.
04 · Rental income
If your apartment is rented at a strong rate, that contract is a selling argument for investor buyers. If it is rented below market, expect offers to reflect it. Either way, put the tenancy numbers on the table before listing.

Selling an apartment with a tenant in it
A sale does not end the tenancy. The buyer takes over the existing contract as the new landlord, and the Ejari registration documents exactly what transfers. For investor buyers, a reliable tenant paying a fair rent can make your apartment easier to sell, not harder.
What changes in practice is the logistics. Viewings need the tenant on side, so we agree fixed slots and keep visits low by qualifying buyers before anyone enters the apartment. How the security deposit and any prepaid rent are handled is agreed between seller and buyer in the MOU.

Can I sell my apartment if it still has a mortgage?+
Yes. Your bank issues a liability letter stating the outstanding balance, which typically takes around two weeks. The mortgage is settled as part of the transfer. The early-settlement fee is capped at 1% of the outstanding balance or AED 10,000, whichever is lower.
What documents do I need to sell an apartment in Dubai?+
The title deed and your passport or Emirates ID. If the apartment is mortgaged, add the bank liability letter. If it is tenanted, add the tenancy contract and the Ejari registration.
