Selling in Dubai runs on RERA paperwork, in a fixed order. Here is the whole process as it actually happens, documents included, so you know what you are signing and when.

STEP 01-06 · RERA DOCUMENTED
STEP 01 · Valuation
Valuation talk
The starting point is evidence: recent sales in your building or community, weighed against the condition of your unit. You get a price range we can defend, and the reasoning behind it.
Some brokers quote high to win the listing and negotiate you down later. We do not work that way. If the honest range disappoints, you hear it now, before you commit to anything.

STEP 02 · Listing
Form A and Trakheesi permit
Form A is the RERA listing agreement between you and the broker. With it in place, RERA issues a Trakheesi advertising permit for your property.
We cannot legally advertise without both. That protects you: nobody markets your unit without your signature, and every advert carries a permit number you can check.

Marketing and qualified viewings
Your listing goes live with proper presentation and the permit number on it. Buyers are qualified on budget and financing before they enter your home.
After each viewing you hear the feedback, including the uncomfortable kind.

STEP 04 · Offer
Offer and Form F (MOU)
When an offer is serious, we negotiate the terms in writing. The agreed price and conditions go into Form F, the memorandum of understanding between you and the buyer.
The buyer typically backs the MOU with a security deposit cheque of 10% of the price.

Developer NOC
The developer of your building confirms there are no outstanding service charges and issues a no-objection certificate for the transfer.
The fee is typically AED 500–5,000; the exact amount depends on the developer. We handle the application.

Developer NOCSTEP 06 · Transfer
Transfer at the DLD trustee office
Buyer and seller meet at a DLD trustee office. Payment is settled and ownership transfers. The buyer walks out with a new title deed.
That is the finish line: the deed in the buyer's name, the proceeds in yours.

Bank liability letter
Only if mortgaged. Typically takes around 2 weeks to issue, so we request it early.
Tenancy contract and Ejari
Only if the property is tenanted.
One broker or several?
Exclusive or open listing?
Both are legitimate ways to sell. Here is the honest tradeoff, so you can pick with open eyes.
Open listing
Several brokers market the unit at once and you commit to no one. The cost: the same property appears more than once, sometimes at different prices, and buyers read that as room to push. No broker can justify deep marketing spend on a listing that may vanish tomorrow.
Exclusive listing
One broker holds the mandate under Form A. One price in the market and one point of contact. Because the mandate is secure, we invest more in the presentation and spend more time on each buyer.
We take both. If you want to run an open listing alongside other brokers, say so. The valuation talk is the place to decide, and there is no pressure either way.
A mortgage on the property
You need a liability letter from your bank stating the outstanding balance. It typically takes around 2 weeks to issue, so we request it early. The early-settlement fee is capped at 1% of the outstanding balance or AED 10,000, whichever is lower. How the settlement itself runs depends on the bank.
A tenant in the property
You can sell with a tenant in place. The buyer inherits the tenancy; what that means for notice and handover depends on the contract. Bring the tenancy contract and Ejari to the valuation talk and we plan around it.
