What does selling typically cost?+
As of 2026: broker commission is commonly 2% of the sale price plus 5% VAT on the commission. The developer NOC fee is typically AED 500–5,000. The trustee office fee is AED 4,000 plus VAT at sale prices of AED 500,000 and above, AED 2,000 plus VAT below that, and the new title deed costs AED 250. The DLD transfer fee of 4% is customarily paid by the buyer in Dubai, but it is negotiable in the MOU.
How long will my sale take?+
It depends on the property, the asking price and the buyer's financing, so we do not promise a number of days. The sequence is fixed: Form A, Trakheesi permit, marketing, offer, Form F, developer NOC, transfer at a DLD trustee office.
Can I sell while the property is rented out?+
Yes. Alongside your title deed and passport or Emirates ID, the tenancy contract and Ejari become part of the file. How viewings and handover work depends on the tenancy, and we plan that with you before marketing starts.
Can I sell with a mortgage on the property?+
Yes. Your bank issues a liability letter, which typically takes around 2 weeks. The early-settlement fee is capped at 1% of the outstanding balance or AED 10,000, whichever is lower.
What do I need to get a valuation?+
The basics from the form: location, type, size and condition, plus photos if you have them. For the sale itself you will need the title deed and your passport or Emirates ID, a liability letter if mortgaged, and the tenancy contract with Ejari if tenanted.
