What actually drives villa prices in Dubai
Villas trade less often than apartments, so comparables are fewer and judgment matters more. These are the four factors behind every villa valuation we give.
01 · The plot
Land carries the value. Plot size and position move the price more than most interior finishes ever will, and a corner or park-backing plot with single-row privacy commands the clearest premium. The built-up area matters, but buyers pay for what cannot be changed later.
02 · Upgrades
Buyers pay for work they can verify. Extensions, added bedrooms and upgraded kitchens count when the approvals and receipts exist, so keep them. Decorative finishes help viewings but do not always carry their cost into the price.
03 · Garden and pool
A mature garden and a maintained pool change how a viewing feels from the moment the gate opens. They are also where neglect shows first. Presentation here is cheap compared to what it protects.
04 · The community
The community sets the price band. The villa decides where inside that band you land. We price against closed sales in the same sub-community, not against the average of the whole development.

Most villa buyers in Dubai are families planning to live in the house. They decide on light and privacy as much as on the floor plan, and they usually view more than once before an offer. That changes how a villa should be shown.
A viewing is not a walkthrough, it is an audition for a family. The garden matters as much as the living room. We qualify buyers before the first visit, so the people walking through your home can actually afford it.
Preparation costs little and is mostly discipline. The list on the right is what we ask every villa seller to have ready before marketing starts.

Off-market
Discretion for high-value villas
Some villas should not be on portals. If you do not want your home photographed, listed and discussed, we run the sale off-market: no public listing, no photo set circulating, and the address shared only after a buyer is qualified.
The villa is presented directly to vetted buyers, and viewings happen by appointment only. A signed Form A listing agreement is still required before we can act for you. Public advertising needs a Trakheesi permit; an off-market sale simply does not advertise.

Can I sell my villa off-market in Dubai?+
Yes. A discreet sale means no portal listing and no public photo set. The villa is presented directly to qualified buyers and viewed by appointment only. A signed Form A listing agreement is still required, and public advertising, if you choose it later, needs a Trakheesi permit.
Should I renovate my villa before selling?+
Usually not on a large scale. Small repairs and honest presentation help every viewing. Whether a major renovation returns its cost depends on the villa and the community, so ask for a valuation before you spend. Buyers pay for verifiable work, so keep approvals and receipts for anything already done.
Can I sell a villa that still has a mortgage?+
Yes. The bank issues a liability letter with the outstanding balance, typically within around two weeks, and the mortgage is settled at transfer. The early-settlement fee is capped at 1% of the outstanding balance or AED 10,000, whichever is lower.
Who pays the transfer fee when a villa is sold?+
The DLD transfer fee of 4% of the price is customarily paid by the buyer in Dubai. It is negotiable, and the agreed split is recorded in the Form F MOU signed by both parties.
What documents do I need to sell my villa in Dubai?+
The title deed and your passport or Emirates ID. Add the bank liability letter if the villa is mortgaged, and the tenancy contract with Ejari if it is rented out.
